How do I request title work? Please send a Uniform Residential Application (1003 or 1009) signed or unsigned. You can fax it to us at 410-836-8912 or email it to us at orders@adventmoney.com. Title exams are always ordered the same day you request them.
How long does it take to get a title commitment? The typical turnaround time for a title commitment is 2 business days. As long as we have all of the relevant mortgagee information, title binders and insured closing protection letters (CPLs) are drafted the same day that we receive the title exam. In most cases, you should receive the binder, CPL, fee sheet, and wiring instructions within 2 business days of ordering title. When necessary, title orders can be rushed and, depending upon the county, the exam may come back the same day.
How long does it take to get a revised binder or CPL? We know that sometimes you may need to change a binder. Just let us know and we'll get a revised binder and CPL back to you that same day.
When can I schedule a closing? We prefer that closings be scheduled at least 48 hours in advance. We understand and will work with you, if at all possible, to accommodate same-day scheduling when needed.
When will I get a HUD-1 for review? Settlement statements are prepared as soon as we receive closing instructions from the lender. Once a draft HUD-1 has been completed, it is submitted to you for review. Once you have had the chance to go over the HUD-1 and make any changes you feel necessary, it is then presented to the lender for final approval.
Will you perform weekend and after-hours closings? We are very flexible with scheduling the closing appointment. We do in-home or other location closings, any day of the week, and at most any time that is convenient for your borrower.
